Frequently Asked Questions
-
McGrath PDS provides independent property development advisory, development management and project management services.
We support clients across the full development lifecycle, including site acquisition and due diligence, feasibility and highest and best use analysis, development strategy, planning and approvals, capital structuring, consultant and design management, procurement, construction delivery and project completion.
Our involvement can range from a targeted review or specific workstream through to the end-to-end management of a development.
-
Ideally, before a major decision or commitment is made.
We are commonly engaged when a client is considering an acquisition, reviewing the potential of an existing asset, preparing a planning strategy, restructuring a project, commencing procurement or needing additional leadership during delivery.
Early involvement often creates the greatest value by identifying opportunities, risks and strategic options before they become costly to change. We can, however, also step into existing projects where additional expertise, capacity or independent oversight is required.
-
We work with property developers, investors, landowners, family offices and capital partners.
Our clients range from experienced developers requiring additional senior capability to landowners and investors who need an experienced development partner to manage the process on their behalf.
We tailor our role to the client's existing team, internal capability and objectives rather than imposing a standard service model.
-
Our experience spans residential, mixed-use, affordable housing, build-to-rent, co-living, hotels, serviced apartments, commercial assets and complex urban development.
We also support projects involving joint ventures, project delivery agreements, owner participation structures, HDA pathways, planning proposals, voluntary planning agreements, development approvals and owner’s representative roles.
We are particularly suited to projects requiring strong commercial judgement, feasibility analysis, planning strategy, stakeholder management, capital structuring, governance and disciplined delivery.
We assess each opportunity individually and only accept engagements where we believe we can add meaningful value.
-
Clients work directly with senior development leadership.
Our advice is grounded in more than 20 years of experience across development, investment, finance, planning, procurement and construction delivery. We combine detailed project knowledge with a commercial understanding of what ultimately drives value, risk and investment performance.
Our focus is not simply on managing a process. It is on helping clients make better decisions, protect capital, identify opportunities and achieve stronger development outcomes.
-
Yes. Many of our engagements involve working alongside an existing internal team, consultants, project managers or delivery partners.
We can provide targeted senior support for a specific acquisition, feasibility, approval pathway, procurement process or project issue. We can also act as the client's development representative, providing independent oversight and coordinating the broader team.
The scope is structured around the capability the client needs rather than a predetermined service package.
-
Engagements are structured to suit the project and the level of support required.
This may include a defined project scope, an ongoing monthly retainer, part-time embedded development leadership or a broader development management appointment. For selected opportunities, alternative commercial structures may also be considered where there is genuine alignment between the parties.
Before commencing, we agree the objectives, scope, responsibilities, deliverables and commercial terms.
-
The first step is a confidential discussion about the project, opportunity or challenge.
We will seek to understand the asset, current position, key objectives and where additional support may create value. If there is a clear fit, we will recommend an appropriate scope of services and engagement structure.
There is no obligation to proceed following the initial discussion.
